The Contract

 The Contract for the provision by us of your short-term holiday rental accommodation (Sladen Lodge) for the dates of your booking (the Stay) will be between the owners of Sladen Lodge – (we or us) and the person making the booking (You) the Lead Guest under the following booking conditions. These booking conditions shall apply to, and form part of, the Contract and the Contract shall be governed by UK law. These terms and conditions do not affect your statutory rights.

You must be at least 18 years of age at the time of making the booking. At the time of booking or when otherwise requested by us, You must provide a list of the names and approximate ages of all adults, children and infants that will be staying at Sladen Lodge. You are responsible for ensuring that all members of your booking party comply with the Terms of Use (as set out below), however, the Contract for the provision of accommodation is between Us and You (the Lead Guest) as the person making the booking.

2.  Booking Confirmation and Payments

When You submit a booking via our online reservation system You will receive an automatically generated booking summary by email to the email address You provide in the booking process. This does not form a contract between us. A contract shall only arise when we have received either your Deposit or full Payment (the Contract).

Your booking is CONFIRMED on receipt of the deposit which is 20% of the booking cost. The balance of the rental will be due for payment 60 days prior to arrival at the property. We will send You a reminder when this is due. Full payment is due at the time of booking if your booking is made within 60 days of arrival date.

We maintain the right to cancel your stay where payment has not been received when it becomes due. We will send you at least one reminder and do our best to contact you by telephone and email before any such cancellation. If We cancel in such circumstances, We will attempt to re-let the Lodge. If We are able to re-let the Lodge You may be entitled to a part refund or your liability to us may be reduced (as in 3.4 below).  Once either a deposit or full payment is received the dates of your stay are not transferable.

3.  Cancellation

 If You wish to cancel your booking for any reason you must notify Us immediately and confirm your request in writing.  At this time We will confirm your cancellation request.  It is important that you let Us know as soon as possible as this will increase our chances of re-letting the Lodge.

3.1 If your booking has to be cancelled because Sladen Lodge is put under Government Restrictions and has to close and the period of closure covers your booking You will receive a refund in full.

3.2 In the event that your given address, or that of any of your group, is put into Local/Regional Lockdown, rendering You unable to travel, and the period of restriction covers your booking You will receive a refund in full.

3.3 If your booking has to be cancelled because Sladen Lodge has to close through Force Majeure, meaning any of the following circumstances which may hinder or prevent the performance by us of the Contract, including but not limited to: (a) acts of God, flood, drought, earthquake or other natural disaster; (b) epidemic or pandemic; (c) terrorist attack, civil war, civil commotion or riots, war, threat of or preparation for war, armed conflict, imposition of sanctions, embargo, or breaking off of diplomatic relations; (d) nuclear, chemical or biological contamination or sonic boom; (e) any law or any action taken by a government or public authority, including without limitation imposing a restriction, prohibition, or failing to grant a necessary licence or consent; (f) collapse of buildings, fire, explosion or accident; (g) non-performance by our suppliers or contractors; and (i) failure of utility service, and the period of closure covers your booking You will receive a refund in full.

 3.4 Customer inability (or the inability of any, some or all of your intended party) or disinclination to travel to and stay at Sladen Lodge for any reason.  

This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, shielding, a call to jury duty, military service, incarceration, change in personal or work circumstances, family emergencies or bereavement, travel delays, vehicle breakdown, and delays with public transport.  These remain at Your risk and do not give rise to a right to cancel or to receive a refund unless We re-let the property.  In this case You will receive a partial refund depending on date and circumstances of cancellation.

4.  Travel Insurance

 You are strongly recommended to take out UK travel (Cancellation and Curtailment Protection) insurance to cover these eventualities. If You choose not to take out UK travel insurance, then You accept responsibility for any loss that You may incur due to your cancellation. There are several insurance options that include cover for COVID- related cancellations which We urge you to consider and you may choose to refer to comparison sites such as www.gocompare.com.   We do not sell, promote, endorse or recommend any particular product and We do not benefit financially or have a formal relationship with any providers.

5.  Refunds

All refunds (except in the case of 3.1, 3.2 and 3.3) will be subject to a deduction of a non-refundable administration fee of £120 to cover costs including our admin costs, re-marketing costs, bank fees, accounting fees and agency fees or commission payments.

Sladen Lodge will apply a cancellation charge, based on the number of days notification You give us of your intention to cancel prior to your stay, and whether We are able to re-let the Lodge for the period of your cancelled stay. We will apply the scale shown in the table below to determine the amount of the refund payable to You. 

  • If the Lodge is not re-let, this will be a percentage of the total cost of the holiday.

  • If the Lodge is re-let, the amount refunded will be the rebooking value (which may be less than you paid) less the non-refundable administration fee of £120.

Part Cancellations – If any person(s) in your party needs to cancel, this will not affect the total cost of your booking.  In addition, no refunds are payable in the event that you cut short your stay.

TERMS OF USE

6.  Number of Persons using the Property

 The accommodation is for the exclusive use of family or friends of You (the Lead Guest) as detailed on the booking form. The number of persons occupying the property must not exceed 14 adults + 2 children. We do not allow children of any age to be accommodated in addition to this. We also do not allow additional guests to spend time at Sladen Lodge during your stay unless prior acceptance of this has been obtained. Camping or use of a campervan or caravan to accommodate extra guests is strictly forbidden. Sladen Lodge reserves the right to refuse entry to the entire party if this condition is not observed.

7.  Linen, Gas & electricity

All bed linen (with duvets) is provided together with bath and hand towels for up to 16 guests. Additional linen sets are available for use during your stay only when booked in advance and for a small additional charge.  All gas and electricity used is included in the cost of your stay and we would kindly ask that you use these services responsibly.

8.  Check-in and departure

Sladen Lodge will be available for check-in from 4pm on Your day of arrival.  Full details for Your arrival will be sent in advance of Your stay. Departure times will be stated on Your Booking Confirmation – for Sunday departures the latest check-out time is 12noon and for any other day of the week departure is by 10am (latest).  We cannot accommodate early arrival or late departures as we need sufficient time to clean and prepare for the arrival of new guests. 

9.  Pets

We only allow dogs, no other kinds of pets. If you have arranged with us to bring a dog with you (£35 per dog, per stay maximum of two), it is not allowed on beds or furniture. You must not leave any dog unattended in the property including the garden, and you must keep dogs on a lead within the boundaries of a property.

When you bring a muddy dog back from a walk, please clean them off using the outside tap at the back of the property and bring in through the utility door. On no account use the white towels provided for human use, to dry them off.

Please thoroughly clean the lodge, including dog hair from carpets, before you leave; if the property requires additional cleaning or dogs have been in the bedrooms, we will charge a £100 fee to cover the cost.

10.  Smoking

Smoking or vaping is not allowed in any area of the Lodge. There are smoke detectors fitted to all rooms and a charge will be levied should these be activated. We prohibit the use of illegal substances anywhere on the Sladen Lodge Site

11.  Noise, Drones, Chinese Lanterns and Fireworks

Sladen Lodge does not cater for rowdy parties. It is situated in a quiet residential area and, as such, We do not permit any noise outside the property after 10pm. Please do be considerate of this rule and go inside at this time. Should this rule not be adhered to You may be asked to leave the premises.  The use of drones, Chinese lanterns or fireworks are not permitted at any time during your stay at Sladen Lodge.

12.  Electric charging

 You are not entitled to charge electric vehicles or any other appliances other than personal electronic devices at Sladen Lodge.  The charging of an electric car could overload our circuit and cause a fire. The local charging point is Hope Valley Car Park, Hope, Hope Valley S33 6RS.

13.  Third Party Engagement

 If you wish to engage with a third party supplier (caterer, activity supplier, entertainer etc) during your Stay You must obtain written permission from Us prior to contracting with the supplier.  You must provide full information regarding the services to be provided together with sight of their public and employer’s liability insurance.  By recommending suppliers We do no accept responsibility for the level of service provided by the supplier.

14.  Care of the Property

You and your guests shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair or condition and in the same clean and tidy condition at the end of the rental period as at the beginning.  On departure please ensure that all washing up is dried and put away, rubbish is placed in outside bins and relevant recycling containers, ovens are left clean and BBQs are clean and free from grease. 

15.  Damages and breakages

 Sladen Lodge will be checked and cleaned on Your departure.  As owners, we accept that there may be minor breakages to glasses and crockery etc and You will not be asked to replace these, provided they are within reason.  However, You are legally bound to reimburse us for replacement, repair work and extra cleaning costs on demand. 

16.  Safety & Supervision

 You are responsible for the safety and supervision of all members in your group.  You must take all reasonable steps to safeguard yourself and the property. 

17.  Liability

We, our employees or contractors shall not be liable to You, or your party for loss or damage to the property.  We, our employees or contractors shall not be liable to You, or your party for accidents or injuries to You or your party, either within or outside the property unless demonstrably caused by our negligence or wilful misconduct.

18.  Wifi

Wifi is provided for guest’s reasonable use.  We ask guests to appreciate that the Lodge is situated in a rural area and, at times, there are problems with the wifi signal locally.

19.  Items left behind

It is remarkable how many personal items are accidentally left behind!  Before leaving Sladen Lodge please ensure that You and your guests conduct a thorough search of the Lodge to prevent this. We will request a minimum payment be made of £15 plus postage and packing to cover costs and our time in returning these items. Alternatively, You are welcome to collect them in person at no cost. Unless claimed, all items will be kept for 1 month and then sent to a charity shop.

20.  Complaints

Every effort is made to ensure that You and the members of your group have a most enjoyable stay.  However, if at any time during your stay, You have any cause for complaint, we would ask that you contact us immediately – this will give us the best chance of resolving any issues as quickly as possible (and hopefully during your stay).  Our intention is to provide You with the best possible service, we truly value your custom and we certainly wish for you to stay with us again in future.

21.  Right of entry

The owners have the right to enter the property if they believe that any of the above conditions are not being met or to carry out necessary repairs.
